There are many advantages to having dedicated business premises for limited companies, but it can be time consuming to identify one which suits your company requirements and is in a beneficial area.  It can be more cost effective to opt for a business premises which will be suitable for a number of years. It is easy to rent an office or workshop which is ideal for now, but may quickly become too small in a short period of time as the business grows. This is especially true if the company’s profits are low. Capital will be limited and it is unwise to waste precious funds on continually needing to move business premises and locations.

How suitable premises can be identified

Via the Internet

It is very easy to find suitable locations and premises these days by browsing the internet. Most estate agents have a business property section and there are also dedicated business and commercial property sites. All the information about the vacant premises to buy or let is easily available. There are usually photographs, addresses and descriptions of the size and what is included, eg internet access, kitchen and toilet facilities. These days, websites usually have the Google Street View facility to help you decide whether the area is suitable. You can then make an appointment to view it. Google Street View also gives you the opportunity to see where the premises are located in terms of transport links and proximity to various amenities. This can also be very important for your staff and pick ups/deliveries.

Local newspapers and media

The local press will usually advertise new properties, sometimes before they are listed online. Contact details are usually given so it is easy to get in touch with the agents and vendors directly.

Commercial Agents

If you are busy with carrying out tasks in relation to setting up your business, it can be helpful to ask a Commercial Agent or Commercial Surveyor to identify suitable premises in the area. The local Chamber of Commerce and Chartered Surveyors (RICS) are usually listed online or in telephone directories.

These Commercial Surveyors/Agents are familiar with the local commercial property marketplace. They will also be aware of any new developments in your preferred area. They can offer comprehensive details of premises to suit your business’s specific needs.

Using one or more of the above facilities will ensure that you choose the right premises in the right area for your individual business.
